Real Estate Permissions and Troubleshooting

If a Real Estate menu is missing or an action is blocked, it is usually the module license or the user’s permissions. Your administrator manages both under Settings → Users & roles.

Automate REMS events (optional)

Booking, payment, overdue, possession, rent, lease, handover, maintenance, and listing/application events can drive workflows in Business Automation — not only inside Real Estate screens.

  1. License Business Automation (and ideally Communication Center).
  2. Open Automation → Workflows and pick a Real Estate trigger.
  3. Add actions (email, task, announcement, and so on), then activate.

Frequently asked questions

Why is Real Estate missing? Enable the Real Estate module and grant View real estate. Check Management → Licensed modules if you only see Leads (Lead Management SKU) without Projects or Bookings.

Buyer says the payment link does not work. Check token expiry, whether the installment is already paid, and that the link was not revoked.

Installment still shows overdue after payment. Confirm the payment was posted (not only guest-submitted pending approval). Run recalculate on the booking if needed.

How do tenants pay rent without a portal account? Use guest rent payment links — same pattern as installment links.

Where do I configure rent reminder emails? Real Estate → Leasing → Rent Reminders.

Difference between customer and party? REMS customers are module profiles; they may link to global Parties for accounting. Use Create party on the customer record when needed.

Where is CRM? Property leads live under Real Estate. The separate CRM module is for general B2B sales. When both are licensed, REMS can upsert a CRM lead and contact on create and convert, and log CRM activities on handover, lease, and rent events.

Where is the agent Kanban board? Real Estate → Agent Workspace.

Where is Unit Availability? Real Estate → Property → Unit Availability. Use the floor layout to click units for lease, listing, or maintenance actions.

How do I handle a security deposit at lease end? Open the lease detail → Deposit Actions → Refund, Apply to outstanding rent, or Forfeit.

Where are owner disbursements? REMS overview → Disbursements (not a top-menu item).

Where are Listings and Applications in the menu? They are not in the sidebar. Publish from Units or Unit Availability, manage listings from the listing screen, and review Applications from the applications inbox.

Do applicants need an ERP login to apply? No. Applicants register on the public portal and verify email. They are separate from ERP users, owners, and tenants.

How do I turn an approved applicant into a tenant? Open the application, set Approved, then Convert to lease. The lease form is pre-filled and the listing is marked Taken.

Why can’t tenants log in to the tenant portal? Confirm the tenant portal is enabled for your environment and that the tenant was invited from Tenants → Portal overview.

I closed work in Real Estate but Accounting looks empty. Confirm Accounting is licensed and that payments were posted (not left pending guest approval).
