Run the Sale Journey
A typical sale in Real Estate moves from inquiry to possession:
Lead → Customer → Unit → Booking → Payment schedule
→ Installment collection → Handover / Possession
Lead to customer
- Open Real Estate → All Leads and create a lead (source, interest, assigned agent).
- Log follow-ups and schedule site visits from the lead record.
- When qualified, convert the lead to a customer.
If your company also licenses CRM, each create and convert step can sync a matching CRM lead and contact automatically.
Agent workspace and commissions

- Open Real Estate → Agent Workspace for the pipeline board.
- Filter by employee when you need one agent’s workload.
- Create or edit Commission Rules, then use Commissions after a booking is in place to approve and mark paid.

Project and unit setup
- Optionally create an ownership entity for beneficial ownership.
- Create a project (residential, commercial, mixed, or society).
- Add phases (towers, blocks, stages). There is no separate Building entity — hierarchy is Project → Phase → Unit.
- Create units one by one or with bulk create (type, area, floor, facing, price, status).
- Open Unit Availability to review the floor layout. Click a unit to create a lease, publish a listing, open maintenance, or mark available.
Unit statuses include Available, Blocked, Booked, Sold, PossessionGiven, Cancelled, Delivered, Rented, UnderMaintenance, and Vacant.
Create and progress a booking
- Create a booking linking the customer and unit.
- Progress status as work advances — for example Token → Booked → Agreement → Registered → Possession.
- Add co-applicants when more than one buyer is on the deal.
- Choose a payment plan type: construction-linked, time-linked, down payment, flexi, possession-linked, or custom.
- Generate the payment schedule with daily, weekly, or monthly frequency (and custom intervals).
Schedule lines move through Pending, Partially paid, Paid, Overdue, and Waived as you collect money.
Collect installments
Record payment in the office
- Open Bookings → Installments, or Record payment from the booking detail.
- Enter amount and method (cash, cheque, bank transfer, online, card, loan disbursement, and similar).
- Save. The schedule status updates to match what was paid.
When Accounting is set up, posted installments can create GL journals.
Guest payment links (no buyer login)
- Open Payment Links.
- Generate links for one installment or in bulk for a booking.
- Email the links to the customer.
- The customer pays on the secure guest payment page.
- Confirm or reject guest-submitted payments when your process requires review.
Use link dashboard actions for due reminders and overdue alerts. Business Automation can also react to payment milestones when licensed.
